We just ask that you respect any internal farm gates and boundary lines during your walks.

Despite our expansive rural setting, the access roads leading to the property are well-maintained and fully accessible for standard two-wheel-drive passenger vehicles, executive SUVs, and small guest minibuses or vans. There is no need for a specialized four-wheel-drive vehicle to reach the main residence. From the front gate to the homestead is about 1km in distance.

This smart layout allows vendors to operate seamlessly behind the scenes without disrupting your guests in the main living space.

A: We have a designated, high-capacity parking zone mapped out near the main entrance and the Barn. To prevent major turf and lawn damage, especially during wet weather, all vendor vans, catering vehicles, and day-use guest cars must park in this designated area rather than driving onto uncompacted grass around the main residence.

A: We strictly abide by the NSW STRA Code of Conduct to maintain regional compliance. While our 133-hectare buffer minimizes noise travel, sound carries exceptionally well across open country hills at night. Under the NSW STRA Code of Conduct: All short-term rental accommodation (STRA) in NSW must abide by strict noise and neighbor impact rules. No outdoor amplified music or loud speakers are permitted past 10:00 PM, and smart noise monitors are installed on the patio.

A: Day visitors must be pre-registered and approved under your booking contract. We enforce a strict policy against unauthorized gatherings, and the absolute maximum headcount allowed on-site at any single time is capped at 30 people. This ensures safety, council compliance, and protects the integrity of our water and waste infrastructure.

A: Our standard arrival check-in time starts from 3:00 PM, allowing our premium cleaning teams to prepare the grand estate. Departure is strictly required by 10:00 AM on your checkout date. A: Yes, guests can enjoy incredible stargazing under completely unpolluted night skies by the dedicated campfire zone. However, campfire use is strictly subject to seasonal local fire bans and current Singleton Council safety regulations. We provide clear safety guidelines on-site, and fires must never be left unattended under any circumstances.

You will receive a 100% full refund with zero cancellation fees if you cancel your booking at least 14 days prior to your scheduled check-in time. Due to our exclusive calendar, cancellations made within 14 days are non-refundable.

A: Once a cancellation is officially approved within the valid 14-day free window, the refund process is fast and transparent. All funds are automatically returned back to your original payment method (such as your credit card, PayPal, or corporate account) within 5 business days.
